Documents required for the property sales process for foreigners.

-Identification Document or Passport
•The foreign national’s passport is submitted (along with a translation).


-Identity Declaration Form
•One photograph is required from the foreign individual for the “Identity Declaration Form.”


-Document related to representation if there is representation in the transaction
•Power of attorney, guardianship decision, authorization document, etc. (If the transaction is based on a power of attorney issued abroad, the original or a certified copy of the power of attorney along with a translation must be submitted).


-Title deed of the property subject to sale


-Mandatory earthquake insurance policy
•Required for residences, workplaces, and similar buildings.


-Sworn translator
•Necessary if any party does not speak Turkish (must be authorized by the regional judicial authority).


-Title Deed Fee
The title deed fee is collected separately from both the buyer and the seller at a rate of 2% of the declared sale value, which must not be less than the property’s declared value by the relevant municipality. (If there is an exemption from the fee, a document from the Tax Office must be submitted.)


-Revolving Fund Fee
A revolving fund fee is charged. (This varies based on the local coefficient applied in the area where the property is located.)
